Washer Leaking in Rancho Santa Margarita

Rancho Santa Margarita's housing boom of the 1990s means we're seeing a perfect storm of washer leaks across the planned communities. Those original Whirlpool and Maytag front-loaders installed when families first moved into the developments along Antonio Parkway and around RSM Lake are hitting their 25-30 year mark, and door boot seals are finally giving out. The rubber gaskets that kept water inside the tub for decades are now cracking and splitting, especially on units that have been working overtime in Rancho Santa Margarita's hard water conditions.

The townhome communities near Dove Canyon and along Tijeras Creek present their own challenges with washer leaks. These compact laundry closets with stacked units don't give you much room to spot a leak early, and the limited ventilation means moisture stays trapped longer when seals start failing. We've been called to several units where residents didn't realize their washer was leaking until water damage showed up on the ceiling below or the flooring started warping. The newer Samsung and LG machines going into kitchen remodels aren't immune either — RSM's mineral-heavy water is tough on inlet valves and can cause premature seal failures.
